Smithfield Partners has expanded its residential conveyancing services as mortgage rates and remortgaging activity change across the UK, helping homeowners manage the legal process when buying, selling or refinancing a property.

-- Smithfield Partners recently announced the expansion of its residential conveyancing services for homeowners buying, selling or remortgaging property, with a particular focus on supporting borrowers through the legal requirements of refinancing. The announcement comes as remortgaging activity strengthens across the UK and changing mortgage rates give homeowners new reasons to review their existing arrangements.

The expansion follows fresh evidence of movement in the mortgage market. The Bank of England’s Money and Credit - July 2026 report, published on September 1, shows that approvals for remortgaging with a different lender increased from 34,100 in June to 34,500 in July, while the effective interest rate on newly drawn mortgages rose from 4.35% to 4.45%.
In response to these changing market conditions, Smithfield Partners is supporting homeowners through the conveyancing work associated with remortgaging, alongside its wider residential property offering. Its expert team handles remortgages, property purchases and sales, transfers and gifts of property, trusts, lease extensions, Right to Buy transactions and auction purchases, as well as freehold, leasehold, new-build and shared-ownership matters. This breadth of expertise enables the firm to support clients across different property types, ownership arrangements and stages of property ownership.
The firm states that quotes are issued within 24 hours and paperwork within 24 hours of instruction. Smithfield Partners is also a member of the Conveyancing Quality Scheme (CQS), LMS and Lender Exchange, and can act for the majority of lenders.
“Changing mortgage conditions mean homeowners may be looking more closely at their financing arrangements, and the legal side of a remortgage is an important part of that process,” said Anand Pattani, director and one of the founders of Smithfield Partners. “Our focus is on providing clear, responsive support and keeping clients informed as their transaction progresses.”
